Phil Emmer started Emmer Development in Miami.  The year was 1954, and at the time, an American family could buy a 1,500 square foot home for under $20,000. 

In 1960, an opportunity to build low-income housing arose in Gainesville.  Even with almost insurmountable problems, this difficult process turned into a solid social and economic success and was a major part of raising the living standards of hundreds of families.  The company received many honors and awards throughout the country and served as a model for builders all over the nation. 

Since its beginnings in the 50s and 60s, The Emmer Group is responsible for more than 8,000 homes and apartments in more than 100 communities all over the state of Florida.  Owned and operated by the father-daughter team of Phil Emmer and Lori Emmer McGriff, The Emmer Group continues to be a success today. 

The Emmer Group is an umbrella name for several companies associated with the Emmer family including Emmer Development Corp, Emmer Management Corp., Gibraltar Title Insurance Agency, P.I. Emmer Real Estate Brokerage, Ormond Ocean Venture, LLC and Emmer Investments, LLC.   

Currently, The Emmer Group is building new homes in Gainesville, Florida within the communities of Portofino and Sorrento.  New oceanfront condominiums are available for sale in Ormond Beach, Florida at Capriana.  New single-family development is planned for Ormond Beach, Florida at the community of Verona and Lady Lake, Florida in the community of Lugano.  The Emmer Group is responsible for property management of Tivoli Apartments in Orlando, Florida, Stoneridge and Tivoli Apartments in Gainesville, Florida, The Fountains, The Moorings and Sunrise Apartments in Pensacola, Florida.  Emmer Management Corp. also runs homeowners associations for Capri, Sorrento and Portofino in Gainesville, Florida.

  • In 50 years, Emmer Development has never been the object of a lawsuit by a customer.
  • Housing communities are in 15 Florida counties including Alachua, Broward, Collier, Dade, Duval, Escambia, Hillsboro, Marion, Okaloosa, Palm Beach, Pinellas, Polk, Seminole, Suwannee and Volusia.
  • The Emmer Group currently has more than 65 extremely talented, dedicated and honorable staff members in Gainesville, Pensacola,  Orlando and Ormond-By-The-Sea.
  • In 2002 and 2003, Emmer Development was selected to Professional Builder Magazine’s “101 Best Companies to Work For in the Residential Construction Industry” list. 
  • In 2004, the Gainesville Chamber of Commerce honored Emmer Development as a “2004 Business of the Year" in the category of Best Business Expansion.
  • In 2005, the Florida Trust for Historic Preservation awarded Emmer Development Corp. with the Restoration/Rehabilitation Award for the renovation of the World War II Coastal Watchtower in Ormond Beach, Florida.
  • In December 2006, Lori McGriff, president of Emmer Development Corp., was named “Builder of the Year” by the Builders Association of North Central Florida.
