The clients named above are being registered by the Real Estate Brokerage Office and the Real Estate Agent with Emmer Development Corp. (EDC) which guarantees that your commission will be protected if the following conditions are met: 1. The closing of an EDC home is consummated. If the sale is not closed and funded, no matter what the reason, no commission is due or payable. 2. You are a practicing real estate agent registered with a brokerage firm. 3. You have accompanied the client(s) on their first visit to an EDC community or called ahead to make an appointment for your client(s) if you are not able to attend with them. No other visits are required if the customer signs a sales contract during the 90-day period following the date of this registration. After the 90-day period, it will be your responsibility to renew your client’s registration with EDC. 4. Either prior to or during your visit, you have completed this form. 5. If, for any reason, the client(s) are lost to another broker (as determined by us in our sole discretion) prior to contract, then no commission shall be payable to your or your office. 6. You acknowledge that you agree to our real estate commission of 3.0%, which sets the current commission schedule for sales in Emmer Development communities. 7. The commission is computed on the base price of the home. No commissions will be paid for options or lot premiums. 8. If the deposit is forfeited upon default by the buyer, the entire deposit will be earned by EDC, and neither the Real Estate Brokerage Office or the Real Estate Agent will have any claim for any portion thereof. 9. Your entitlement of a commission is conditioned upon your acceptance of all the terms of this agreement and your acknowledgment of these terms below.
