Summary:

The Marketing Coordinator supports marketing initiatives across Emmer’s multifamily residential portfolio, as well as our single-family residential property, Lugano. The role centers on social media strategy and execution, along with assisting properties in planning and promoting monthly resident events. Another key part of this role is serving as the New Home Sales Support Specialist—the first point of contact for all Lugano visitors. This includes delivering a warm, professional experience, sharing general community information, maintaining a polished sales office and model-home environment, and supporting sales and marketing efforts through visitor management, lead organization, and digital engagement. This position works closely with the Marketing Manager and onsite property management teams to advance brand goals, strengthen online engagement, and support leasing and sales objectives.

Essential Duties and Responsibilities:

  • Campaign coordination: Assist in planning and executing marketing campaigns, develop content calendars, and confirm promotional priorities with the Marketing Manager.
  • Content creation: Produce and edit social media content (copy, graphics, short-form video).
  • Performance tracking: Monitor engagement and campaign performance, interpret analytics, and recommend strategy adjustments.
  • Social media management: Oversee social media accounts, respond to comments and DMs, and communicate relevant inquiries or leads to property management teams.
  • Event support: Create flyers and print materials, draft social captions, and assist with media needs for monthly resident events.
  • Market research: Monitor competitors, trends, and platform best practices to keep content fresh and effective.
  • New home sales support: Work from the Lugano sales office 2–4 days per week (including occasional weekends). While maintaining regular marketing responsibilities, greet prospective homebuyers, answer basic questions, and, when requested, provide guided tours of model homes and the community. Act as a liaison between visitors and sales staff by directing qualified prospects to the New Home Sales Specialist and provide necessary details for seamless handoff. Training provided.

Required Skill/ Ability:

  • Familiarity with major social media platforms (LinkedIn, Facebook, Instagram, YouTube, TikTok a plus).
  • Proficiency in Microsoft Office; Google Workspace experience is a plus.
  • Strong analytical skills and comfort interpreting performance metrics.
  • Willingness to learn and understand the real estate industry.
  • Clear, effective written and verbal communication skills; ability to build strong internal relationships.
  • Basic understanding of SEO principles.
  • Strong project management and organizational skills.
  • Self-directed, motivated, resourceful, and ability to work independently.
  • Collaborative team player with confidence to take initiative when needed.
  • Exceptional interpersonal and hospitality skills to create a welcoming experience for all visitors.
  • Punctual, dependable, and able to work the required schedule, including weekends as needed.
    

Education/ Experience:

High school diploma and at least 6 months experience in social media, marketing, or public relations.

Computer Skills:

To perform the job successfully, and individual should have average computer knowledge.

Work Environment:

This position operates in a hybrid work environment, with up to 15 hours per week spent  at the Lugano Sales Office in Gainesville and the remaining hours worked remotely. Occasional travel to Emmer's multifamily residential communities is required for on-site content capture and related marketing needs.
